| What is the standard length of lease? |

Two (2) years or one (1) year lease is acceptable

| How can I arrange to view a property? |
|
An agent can arrange to view the property along with you.

| What documents do I need after I have decided on a property? |
|
Your agent will prepare a ‘Letter of Intent/Offer’ stating your interest (the Tenant) to rent a property from the Landlord and the conditions for the lease. The Landlord may make amendments at this point. A final version with your signature will be sent to the Landlord for signing.

| Do I need to pay a deposit upon signing the Letter of Intent? |
|
A deposit of one (1) month’s rent is paid when the Landlord accepts your ‘Letter of Intent’. This will serve as half of the two (2) month’s security deposit, typical for most leases in Singapore.

When do we sign the Tenancy Agreement?
|
|
This is signed by both parties after the Letter of Intent is completed.
|
| What if there are defects or flaws in the property, e.g. the air-con is leaking? |
|
Agree to have the landlord repair any defects before signing the Tenancy Agreement.

| Do I need to pay a deposit when we sign the Tenancy Agreement? |
|
The second (2nd) half of the two (2) month security deposit is paid.
|
| When do I pay the first (1st) month’s rent? |
|
When you sign the Tenancy Agreement, together with the second (2nd) half of the two (2) month security deposit.
|
| Does the rent include utilities? |
|
Typically, rent will include utilities if you are staying with Landlord. However, to minimize misunderstandings, it is important to state them clearly in the Letter of Intent and in the Tenancy Agreement
|
| What other issues should be discussed? |
|
Telephone usage and charges, acceptable noise levels, use of own computer or TV in your bedroom, use of kitchen appliances, rights of privacy, visitors to the house.
|
| Who pays the agent commission? |
|
Generally in Singapore, the landlord pays the agency commission except when the rental falls below $2,500 per month.
In this case, the tenant pays a minimum of half (1/2) month’s rent for a lease of less than twelve (12) months OR one (1) month’s rent for a lease between twelve (12) months to twenty for (24) months.
